THE FORECLOSURE INVESTORS MANUAL was written because nothing else exists that explains how to profitably invest in bargain real estate in California. Other manuals are written to cover the entire United States and its multitude of state laws. Needless to say, they cannot be specific enough for any one state.

Our manual is written for the beginner or the experienced investor. It takes you by the hand and tells you what to do first, then second, then third to avoid making a financial mistake!

The manual helps you to understand what the owner is going through, and therefore how to work with him. It tells you how to prepare to buy at the trustee sale. It covers how to negotiate with the beneficiary, both before and after the trustee's sale. There are tips specific to each of these avenues. It has blank checklists and worksheets that guide you in preparing to work any of the avenues of acquiring foreclosures. It covers step by step how to do a property analysis and leads you through a sample analysis, with filled in worksheets to teach you how it is done. You learn how to follow a paper trail. You have a checklist for determining the condition of the property and estimated repair costs.

The manual includes guidelines in how to adopt a method to quickly, but carefully, screen hundreds of properties monthly.

An Equity Purchase Agreement for purchasing an owner-occupied property that is in foreclosure, which meets the requirements of the California Civil Code, is included. The contract must contain certain language on the signature page in a minimum size type, and a five day right of cancellation notice. A form authorizing the lender to release loan information to you follows the agreement. In addition, the parts of the civil code pertaining to foreclosures, and a glossary of many real estate terms is provided.

The manual comes to you in a spiral-bound soft cover. For ease in reading and taking notes, the pages are single-sided and double spaced. Blank copies of the various checklists, forms, and contract, which were filled out in the appropriate teaching sections, are found at the end of the manual for you to copy.

This manual is invaluable! People continue to comment that they find it to be extremely helpful. Some investors who have misplaced their copy have purchased a new one. If you are a serious home buyer or investor, considering a major investment in real estate, you cannot afford to be without it. For years it has sold for $44.95 to subscribers of County Records Service and $69.95 to non-subscribers. We are making it available to you in a very special offer.
