The trustee may file a Notice of Trustee Sale 90 days after the Notice of Default if filed if the owner has not brought the loan current. A copy of the notice is posted on the property and also published in one of over 35 legal newspapers for three consecutive weeks. The trustee must allow 21 days for the process, including the day of the filing.

The notice identifies the property by the Assessor's Parcel Number and address. It states the date, time, and location of the sale, and the estimated opening bid, and an update of the current loans on the property. A phone number is included to verify the amount with the trustee the day before the sale. We add this information to the research we have done for the Notice of Default, put it in chronological order of sale dates, and publish a fresh list daily.
